I would say it will be anything between 2 and 7 years for the market to lose its jitters.However, real estate is location and some areas a hot, even in the worst slump.Historically average real estate does not increase in value, if adjusted for inflation. The value increase is a myth and only works during a bubble.
Amina Motzer: I think the honest answer is that no one can accurately predict the market. If it were that easy we'd have tens of thousands of billionaires from real estate.However, that doesn't stop you from investing or even doing rehabs. You need to be very careful with flips, but take into account that we're in a down market and price accordingly and you should be fine.Also, you can keep an eye out for the mar! ket by watching inventory levels. One of the best indicators is called the months of remaining inventory. Cristopher Gavalis: In california it will be years for a recovery. Home prices are out of whack compared to incomes. The average income is $45,000 which gives at most a $1,300 affordable monthy payment. This is about 2-4 times the mortgage payment for the majority of houses in CA. As long as the AVERAGE house is way out of reach for the AVERAGE family, the market will continue to decline.
